Fire shutters in Longhua District, Shenzhen, are subject to regular inspection by the local fire department. Here are the main points inspectors look at, based on feedback from property managers who have been through it.
1. Documentation
The fire shutter's fire rating test report must be on file and accessible. The report must match the installed door. If the report says "Type GFJ-3030" but the nameplate says something else, you have a problem. Maintenance records for at least the past 12 months should be available.
2. Physical Condition
No visible corrosion, no dents on the curtain, no debris in the track, no missing bolts. The guide rails must be clean and undamaged. The housing must be intact. Any firestopping material around the shutter and the surrounding wall must be in place and undamaged.
3. Control Box
Must be accessible, not blocked by stored items. The labels must be legible. The power indicator must be on. No loose wiring.
4. Operational Test
The inspector will ask you to operate the shutter. They want to see it descend and ascend smoothly, without hesitation, noise, or binding. Descent speed must be within specified range.
5. Fire Alarm Interface Test
This is the big one. The inspector will simulate a fire alarm signal from the building's fire alarm system. The shutter must descend automatically. If the building fire alarm system isn't available for testing, the inspector may test with a local alarm simulation at the control box. Either way, the door has to come down when it's supposed to.
6. Manual Override Test
The inspector may ask to see the manual chain operation and the quick-release mechanism demonstrated. The fusible link must be present and properly mounted. Some inspectors test the link with a heat gun, though this is less common because it means replacing the link.
7. Obstruction Check
Nothing should be stored within 500mm of the shutter on either side. No merchandise, no pallets, no furniture. This clearance is for both fire safety and maintenance access.
8. Emergency Egress
If the shutter is on an evacuation route, it must have a side-hinged passage door or the two-step descent logic must be functioning. The passage door must open easily from the inside without a key.
Fail any of these and you'll get a rectification notice with a deadline. Usually 7 to 30 days to fix the issue. Multiple failures or repeat violations can result in fines.
Regular monthly self-inspection catches most problems before the official inspection does. A maintenance contract with a fire shutter company is a good investment.
